Yes, it’s that simple. The two enemies are salt/sand trapped in fabric, and moisture against metal. Both are solved by a good rinse and thorough dry before you put it away.
For the fabric: hose it down with fresh water after your last beach trip. If you see mildew spots already, scrub with a mild soap (Dawn works) and rinse well. Let it dry completely in the sun—open the umbrella fully or drape it. Do not fold and pack it wet. That’s how you get musty, spotted fabric by next summer.
For the pole: rinse off all sand and salt. Dry with a towel. If you see any rust spots, hit them with a little WD-40 or a rust remover. Then lightly oil the pole (a quick spray with silicone lubricant or even cooking oil in a pinch) to keep rust away. Store the umbrella in a breathable bag—not a plastic trash bag. A canvas or mesh bag lets air circulate. If you have to store it in a garage or shed, keep it off the concrete floor.
